About 8,472+/- Acres Nueces River Ranch, Uvalde-Zavala County, FM 481

Description: The Nueces River Ranch provides the very rare opportunity to own a property with both Hill Country live water and South Texas brush country. Enjoy two miles of the crystal-clear Nueces River while having a South Texas hunting experience on this expansive ranch. Owned and operated by the same family for the last 17 years, it is historically known to many as the Lyles Ranch. Large White-tailed deer, excellent brush, multiple pivots, and exceptional management add to this unique offering.

Improvements: With minimal improvements, the ranch is prime for the structural additions of your choice. The only existing improvements are a six-bay equipment barn, four irrigation pivots, deer pens, and storage containers. The ranch has an established road system throughout, as well as good cross fencing and a high-fenced perimeter.

Wildlife: With excellent native brush and strategic water distribution, this ranch produces large White-tailed deer and has ability to carry an abundance of game. A supplemental feeding program has been in place and provides additional nutrition for deer and other wildlife during low rainfall periods. The deer herd is mostly native, while some additional South Texas native deer were introduced 15± years ago. To enhance the herd further, DMP pens were constructed 15± years ago. In addition to deer hunting, this ranch offers excellent quail, dove, and turkey hunting. With two miles of Nueces River, the turkey have year around water and large pecan trees for roosting. 12 fenced food plots provide acreage for birds to light into. The river and the large lakes offer year-round catfish and bass fishing and excellent duck hunting. The ranch has a tremendous amount of game including White-tailed deer, turkey, quail, dove, hogs, javelina and varmints.

Water: The natural highlight of this ranch is the 2± miles of crystal-clear Nueces River. The Nueces offers year-round use, so when it is not hunting season, it’s time to swim, kayak, tube, snorkel and fish. This stretch of the Nueces River is very special with its large swimming holes, fast flowing rapids, and waterfalls. In addition to the river, the ranch has 2.6± miles of seasonal Mustang Creek and 1± mile of Windmill Creek that provide drainages to several large tanks. There are two lakes and four tanks. The big lake is 80± acres when full. There are four water wells that provide water to 24± water troughs that are distributed throughout the ranch. Two of the wells are solar and two are electric. There are four pivots on the property. Two pivots water 70± Acre fenced food plots, and the other two water 2-5± Acre food plots.

Vegetation: This ranch has all of the necessary brush species to grow large White-tailed deer and support an abundance of native wildlife. Excellent brush diversity is found throughout the entire ranch. 12 food plots and 16 protein feeders supplement the protein in the brush. These food plots are planted to attract both deer and dove; four of these plots having irrigation capabilities and can be watered most of the time. Large pecan and Live oak trees can be found up and down the Nueces River. Hackberry and cedar elm trees area also present with large mesquite trees throughout the entire ranch. Brush species include Guajillo, granjeno, guayacon, black brush, persimmon, cenisa, white brush, huisache, and many more.
